Stonehouse to trade kilts for beach duds

The owner of a new restaurant that will replace Stonehouse Grille in Old Town said eating at his "Mexican-Caribbean-style" restaurant will feel like stepping into a Corona beer commercial.

Inside, he intends to open some of the front windows to expand the open air feel and add Caribbean-style decor, including a 300-gallon fish tank. Other plans include enlarging the bar to include a smoothie and margarita area.

Stonehouse, which opened in 2005, will close July 11, as the FIFA World Cup comes to a close. Lauer will start construction July 12 on the property at 125 S. College Ave. He plans to be open for business by Aug. 1.

100-percent corner to get TIF upgrade authorized by DDA

Historic renovations and repairs at an old downtown landmark got the full support of the Fort Collins Downtown Development Authority, which last week authorized $100,000 in tax-increment financing to upgrade the exterior.

When finished, the building on the southwest corner of Mountain and College - what the DDA calls the 100-percent corner - will house Ingredient, a salad/sandwich restaurant that plans to open in early summer.

A new Asian restaurant is expected to open in February in the former Waffle House restaurant, 1421 E. Eisenhower Blvd., in Loveland.

Denver-based Mad Greens is hoping that Colorado State University students are ready to put down the waffles and start eating healthy.

Mad Property LLC, a wholly owned subsidiary of Mad Greens, has taken over the former Waffle House location at 616 S. College Ave. in Fort Collins and plans to open one of the soup, salad and panini restaurants in March.

“Mad Greens is a great dining option for students and neighbors,” said Nick Christensen, president of Chrisland Commercial Real Estate, who brokered the $675,000 deal for the Waffle House property, in a statement.

Old Town adding Ingredient

Major changes are in the offing for one of Fort Collins' most historic corners.

The building and business on the southwest corner of Mountain and College avenues have both been through many changes over the past century and another is just ahead. In September, the owners of City Drug will begin moving the 136-year-old business to a new location on North College Avenue. The owner of the building at 101 S. College Ave. will begin the renovation he envisioned more than 10 years ago when he purchased it.

"I've been waiting for years to complete the renovation of the building," Fort Collins developer Les Kaplan of Imago Enterprises, Inc. said. "I knew I could be patient."

Subdued RECon maintains focus on essentials

Developers and brokers were hoping that what happened in Vegas in May wouldn't stay there, but that might be the case for the 2009 RECon exhibition and conference.

The International Council of Shopping Centers held its annual conference-RECon-May 17 to 20 in Las Vegas. For the past couple years, the event was seeing record attendance, with nearly 50,000 participants in 2008. However, this year was a different story.

Old Water Pik building works its way out of space

A 140,870-square-foot industrial building in Loveland is all out of space.

Therm-Tech of Colorado, which was located in Gateway Center in Johnstown, took the last large space in the former Water Pik building at 629 14th St. S.W. The company signed a five-year lease for 26,200 sf, said listing broker Joe Palieri of Chrisland, Inc.

DBM Technologies of Longmont will head north later this month, opening a new plant and bringing a dozen jobs to Larimer County.The family-owned business, which does contract electronic assembly specializing in aerospace, biomedical, military and high-end electronics, has leased 14,500 square feet at 710 SW 14th St. in Loveland, just south of Agilent.

Jason Siemers, vice president of operations, said the company's move was precipitated by DBM's growth and need for additional space.DBM will double its square footage, moving from 7,000 square feet at 1055 Delaware Ave., Longmont.



Former Waterpik building fills up with tenant adding 25,000 sf

The former Water Pik building in Loveland- vacant just over a year ago- is filling up.

Technology Driven Products, a 41,700-SF tenant, recently signed on for another 25,000 sf. The company now occupies about half o fthe 140,870-sf building on a 10-year lease, said Joe Palieri of Chrisland Inc., who handles leasing for owner SiteStone Holdings.

The deal leaves the building with approximately 25,000 sf of available space. Colorado vNet, an audio, video, and lighting controls company, moved into approximately 41,000 SF in late summer.

Palieri said activity from large industrial users is strong in Northern Colorado.

"I'm seeing a lot of activity for large industrial," he said. While activity from entrepreneurial users in the 5,000- to 10,000 SF range has dropped off, "Well capitalized companies- the big companies- seem to be able to move forward."

JOHNSTOWN-A parking lot with only a smattering of vehicles is a bad sign outside most businesses.

For bicycle shops, it's a sign that employees and customers are embracing the product.

The area's newest bike store, Trek Loveland, is full of employees who would think twice about using a car for their commute.

The store opened in mid-May at 4880 Thompson Parkway, southeast of Interstate 25 and U.S. 34 in Johnstown. It will celebrate its grand opening June 5-8.

LOVELAND—Loveland's decision to extend its enterprise zone to include a swath in the southern part of the city sprung from a desire to bolster economic activity along an increasingly vacant thoroughfare.

A little more than a year later, signs of life along 14th St. S.W. are seeping back in. The former Water Pik Inc. building is about halfway through a facelift and will see a 65,000 square-foot addition as soon as next year.

"We're revamping the whole property, " said Joe Palieri, a commercial broker with Chrisland Inc. who is part of Sitestone Holdings LLC, the group that purchased the property in June. Already, major changes are taking place.

When the group bought the building, it already had a tenant lined up. Loveland-based Technology Driven Products Inc. is leasing 40,000 of the.....
